By thirteen, I was a ward of the court. By fifty, I'd managed a $900 million real estate portfolio across 22 states. That's not a resume line — it's the reason I built Settle Tennessee.

I spent 40+ years in institutional real estate — asset management, property management, and portfolio strategy for some of the largest commercial operators in the country. I've managed office towers, industrial parks, retail centers, and multifamily communities from coast to coast.

In 2019, I relocated from California to East Tennessee. Not because someone sold me on it — because I ran the numbers, evaluated the lifestyle, and made a decision based on data, not emotion. That process became the foundation of Settle Tennessee.

I'm now a licensed Tennessee real estate broker under Transactional Realty, working exclusively with out-of-state buyers who are making this same move. I don't list homes. I don't work for builders. I work for you.

Why I built Settle Tennessee

When I made my own move from California, I discovered that the relocation process is broken. Agents want to show you houses. Builders want to sell you floor plans. Nobody wants to help you figure out if the move itself makes sense.

I built Settle Tennessee to fill that gap. The site, the tools, and the advisory process are all designed around one principle: the decision comes before the house.
