Trusting the builder's sales rep as your advisor

Builder sales reps work for the builder. Their job is to sell you a home in their community — not to help you decide if that community is the right fit for your life. You need a builder-neutral advisor who can compare options objectively.

Choosing a builder based on model home appeal

Model homes are staged and upgraded to look their best. The base price rarely reflects what you'll actually pay. Always ask for the 'as-built' price of the specific home you're buying, including all upgrades.

Not understanding the upgrade cost structure

Builders make significant margin on upgrades. A home listed at $350,000 can easily become $420,000 with standard upgrades. Know your total budget before you fall in love with a floor plan.

Skipping independent representation

Buyer representation costs you nothing in new construction — the builder pays the commission. There is no reason not to have an independent advocate in your corner during the process.
